- UPVC Double Glazed Windows
Thermally broken UPVC frames with double glazing across all openings — excellent U-values, minimising heat gain and loss at the facade.
- Thermal Bridge Free Design
All structural connections, window reveals, balcony interfaces and penetrations designed and detailed to eliminate thermal bridges.
- Cabinetry Package
Kitchen, bathroom, laundry, scullery and activity room (where applicable) cabinetry fully designed and installed as per Glen Esk's standard specification.
- Concrete Perimeter Slab Insulation
Insulated perimeter slab eliminates the thermal bridge at the critical ground-floor junction — one of the most common heat loss points in Australian construction.
- Bulk Insulation — Walls, Roof & Floors
High-performance bulk insulation to all external walls, full roof space and suspended floor areas, achieving R-values well above minimum code.
- Internal Airtight Membrane
Continuous internal airtightness layer installed and taped at all junctions, dramatically reducing uncontrolled air infiltration and associated energy losses.
- Ducted HRV System
Whole-home Heat Recovery Ventilation providing continuous fresh filtered air to every room while recovering up to 90% of thermal energy from exhaust air.
- Fixed Price Contract
HIA fixed-price contract including council approval coordination, site management, statutory inspections and all builder obligations under WA legislation.
- Finishes Package
Full internal paint finish, selected floor coverings throughout, and standard fixtures and fittings per Glen Esk's standard specification.
